Der Steiermark - 600 S. Park Ave. Unit # 108 THE CONDO 400 square foot studio located on the second floor in the Der Steiermark building with a private balcony and views of the mountains. The condo has a new king-sized bed with a Denver Mattress Co Doctor's Choice plush mattress and queen-size sleeper sofa with a new Classic Brands 5 inch memory foam mattress. Condo includes a 55 inch smart flat screen TV with Xfinity HD cable, fast wifi, a closet, fully equipped kitchen with four-person breakfast bar, full oven, refrigerator, microwave, coffeemaker w/ coffee, tea, creamers, syrups and all cooking equipment you'd need. The bathroom has a shower and comes with soap, shampoo, conditioner and makeup wipes. FIREPLACE Unfortunately the fireplace is no longer in use as we’re not able to secure insurance with a wood burning fireplace in Breckenridge. We will be remolding with a high end electric fire place soon! Seasonal AC Portable AC unit in the summer, but you’re still able to open the windows. Usually installed from June - October, depending on the weather, it's only needed in July and August. COFFEE & KITCHEN We provide ground coffee, teas, hot chocolate, powder creamer & syrups. The coffee machine is a Kurig Duo for ground coffee or k cups. We provide a reusable k cup filter for coffee grounds. The kitchen is fully loaded with all utensils and basic cooking supplies (salt, pepper, olive oil and spices). You’re welcome to leave any groceries at departure and we will make sure they get repurposed for future guests or donated to the foodbank. THE BUILDING The building is called Der Steiermark and is perfectly located between Main Street, Peak 9 Quicksilver chairlift and the Blue River. Across the street is the Village Complex where you will find the lift ticket office, ski/snowboard school, urgent care and the Quicksilver chair lift for Peak 9. Der Steiermark is a small condo building without a front desk. The building has an outdoor shared hot tub in the center of the courtyard of the building. The space comes with one underground parking space that is heated and locked. The building has both stair and elevator access. On the first floor is Mi Casa, the best Mexican restaurant in town with an amazing happy hour and Blue River Sports a full-service ski/board/bike rental shop. Laundry is located near the elevator and takes payment by either quarters or digitally via an app. LUGGAGE STORAGE Unfortunately we do not have any options for luggage storage before check in or after check out. However if you are driving and parking the garage it is safe to leave your bags in your car. The building hopes to offer shuttle guests an option for luggage storage in the future. PARKING Garage entry height is: 7 feet 2 inches. Parking is included for free. One parking space is available in the garage located under the building. We can usually accommodate early or late parking as long as the previous guest or incoming guests isn't occupying the garage. Please inquire if you need early or late parking and we will try our best to accommodate. 4WD is HIGHLY recommended during the winter months as the driveway to the parking garage is steep. The driveway is heated, but can get icy when it snows. Additional paid overnight parking is available at the Ice Rink lot a few blocks away and hourly day/ skier parking is available at the adjacent F Parking Lot next door. Please note the town has closed the Airport/Satellite parking lot to build a new neighborhood at this time an alternative lot has not been created. SHUTTLE During winter, nearly all of our guests flying to Colorado take a shuttle service from Denver or Eagle Airport. Shuttles are incredibly reliable with hourly departures regardless of weather. You’ll also travel in comfort with wifi and avoid the hassle of chain restrictions and winter conditions. Once you arrive, everything is within 2 blocks and you don’t need a car. Shuttles should be reserved in advance. The top shuttles are: Epic Mountain Express (20% off with Epic Pass), Summit Express, Peak 1 Express & Fresh Tracks COLORADO I-70 HIGHWAY TRACTION LAW IN EFFECT SEPT 1 - May 31 Colorado traction law for all rental or personal cars must have either four-wheel, all-wheel drive, snow tires or traction chains and a minimum depth of 3/16 of an inch of tire tread, 24 hours a day between September 1 - May 31 on the I-70 mountain corridor. Tickets are $130+ and $650 if you cause a highway blockage for not having the proper equipment. Because of the new Traction Law, I highly recommend taking a shuttle, as most rental car companies in Denver don’t meet this requirement.

Other Details to Note

🎿 Our building is across the street from the Quicksilver Chairlift and Silverthrone Green Ski Trail. Peak 9 is open all of core ski season, the only peak open longer is Peak 8 which is where early/late season skiing is located. There is never an exact date when it opens/ closes as it's dependent on snow. When Peak 9 is closed, Peak 8 is accessible via the free bus outside our building to the base of Peak 8 or Gondola. 🛎️ Unfortunately there is no place to store luggage after checkout. ❄️ We do have AC installed now through fall! 🚭 Our unit is 100% free of any kind of smoking or vaping even out the windows. The unit is equipped with high end smoke detectors that alert of any cigarette, marijuana, and vape in the unit. We take this very serious and fine for a deep clean. All taxes and fees are included in your rate. There is no parking fee or resort fee unlike most properties in Breckenridge! The building locks the front door around 10pm when Mi Casa closes. Once closed, guests will need to enter through the garage and take the elevator up. Free early or late parking is likely, but does depend on prior or next guests. Please inquire if needed. Our fireplace is no longer in use (we have taken out all photos that we could of the fireplace, unmarked the amenity, labeled any photos that partially show a fireplace, listed it in our description, body of the listing and in check in letter). We want to be fully transparent so no one is disappointed. It has been closed because of insurance and town codes on wood burning fireplaces, we are converting to electric and currently on the local fireplace company's waitlist to have it done.

To ensure everyone has a safe and enjoyable experience, please review our house rules before booking: TRAVEL PREPAREDNESS - Travel Insurance: Because we adhere to a Strict Cancellation Policy, we strongly recommend purchasing travel insurance or booking with a credit card that offers travel insurance. This protects you against unforeseen illnesses, road closures or travel delays. Refunds are also not provided for weather conditions (too much/ lack thereof snow) or ski resort closures. - Vehicle Requirements: From Labor Day to Memorial Day Colorado’s Traction Law can be in effect on I-70. 4WD, AWD, or snow tires can be required. If I-70 closes, Hwy 285 is a beautiful alternative route. If you are unable to rent a 4WD/AWD vehicle or feel uncomfortable driving in possible winter conditions, we highly recommend utilizing the local shuttles which run regardless of snow conditions. - In the event of needing to cancel, guests must go into reservation and choose to cancel. The refund policy will show the amount available for refund. Please do not ask us to refund for cancellations outside of our policy. PROPERTY RULES - Smoke-Free: We are proud to offer a 100% smoke-free entire property (including all common and outside spaces). A strict $500 remediation fee applies to any smoking. - No Pets: Per HOA regulations, pets are strictly prohibited. Non-compliance results in a $500 fee and eviction without refund by the building manager. - Quiet Hours: Please respect our neighbors and the mountain peace between 10:00 PM and 6:00 AM. - Occupancy: To comply with local fire codes, the maximum occupancy is 4 guests. CHECK IN & CHECK OUT TIME - Check-in: 4:00 PM | Check-out: 10:00 AM. - Late Check-out: Our housekeepers have a tight schedule to prep for the next guests. Excessive cleaning needs or unapproved late check-outs may incur additional fees. This is our cherished home, and we ask that you treat it with the same love and respect you would your own. Any damages, intentional or accidental, should be reported immediately and may result in a charge.

Der Steiermark is located directly across the street from the base of Peak 9/ the Quicksilver lift and next to Main Street. The building is across the street from the lift, Breckenridge Ski/ Snowboard School, the season pass/lift ticket office, Urgent Care and Maggie Pond. The building is also feet from Main Street where most restaurants and shopping are available. The first floor of the building houses Blue River Sports & Mountain Wave Sports for all of your gear rental needs along with the town favorite Mi Casa Mexican restaurant with their super popular happy hour. Across the street at the Village a recently completed massive courtyard renovation is now host to The Art Festival, Beer Festival, Farmers Market and more! You’re steps from the Recreation Path, which will take you to the Blue River for fly fishing or a picnic, River Walk Center for live music and events, Recreational Center, restaurants and shopping and all the way to Frisco or the Dillion Reservoir if you like!

Guest Access

Guests will have full access to the condo and the shared hot tub. There is no front desk. On the first floor is a ski/bike rental store and Mi Casa, one of the best happy hour's in Breckenridge! We do not have any options for luggage storage before check in or after checkout.

It was very clean and very convenient kind of in the middle of downtown. Perfect place to stay in Breckenridge How confusing is to get to the parking lot when I went there was no sign for the garage

Great place to stay! The location is perfect, right in the middle of downtown and only about 2 minutes from the gondola. Free parking was a big plus. The room was excellent and made us feel right at home. It has everything you could need — a full kitchen, microwave, dishwasher, coffee, and all the kitchen tools for cooking. They really provide everything. The bed was very comfortable and we truly enjoyed staying here. One small downside is that the building is a bit older. The stairs and hallways feel a little dated, and the elevator was a bit scary — it stopped working while we were in it once. After that we used the stairs, which was a little inconvenient. Other than that, we really enjoyed our stay.

Find us

Once you are at the condo there’s no reason for a car as the town is completely walkable. You can walk to dining, shopping, grocery and liquor, the gondola and skiing. There are also free town shuttles. The free Summit Stage will take you to Keystone, Copper and A-Basin. Take the Colorado Mountain Express shuttle from Denver International Airport directly to the unit and never need a car!
